East Orange has a dense mix of older multi-family housing, retail spaces, and buildings that serve residents and visitors throughout the day. That environment often creates a few patterns we frequently see in staircase cases:
- High foot traffic in entryways and common areas: Stairs near building entrances may be used continuously, including by guests, delivery drivers, and visitors.
- Maintenance delays in shared spaces: When management changes, budgets are tight, or repairs are deferred, hazards like loose handrails or uneven treads can persist.
- Weather-and-activity overlap: Rain, snow melt, and damp conditions can combine with worn stair surfaces and tracked-in debris.
- Competing accounts: Property managers may shift responsibility to tenants, contractors, or “normal wear and tear.”
