Stairway hazards often show up where people pass through frequently and maintenance gets overlooked:
- Rental properties and multi-family buildings: tenants and visitors may depend on shared entry stairs and landings.
- Small businesses and offices: foot traffic increases during operating hours and events, and cleaning/storage can create temporary obstacles.
- Seasonal weather and tracking debris: Florida conditions can affect traction on steps—especially when rugs, mats, or worn treads aren’t maintained.
- Late-night or early-morning visibility issues: dim exterior lighting near entrances and poorly illuminated stairwells can make missteps more likely.
When a fall happens, the question quickly becomes: Was the hazard there long enough that it should have been fixed or warned about? That’s where local evidence matters.
