- Where the bite occurred (residential vs. public access vs. rental situations) can affect how liability is framed.
- How quickly medical care was documented—especially if the bite happened on a weekend and treatment happened the next day.
- Whether the record supports the severity (wound depth, infection treatment, follow-up visits), not just the label.
- Commuter/tourist context—if you were visiting Malibu or were at a property you didn’t control, evidence and witness accounts may be harder to obtain later.
An estimate is not the same thing as a claim value supported by evidence.
